Foundation
crack repair
A crack that lets water through is not fixed with quick-set cement. We inject through the full thickness of the concrete, with the right product for the type of crack, and we back it with a written warranty.
Not all cracks are equal
Concrete cracks. That’s normal: shrinkage during curing, soil settlement, freeze-thaw cycles. What matters is whether the crack is stable or active, and whether it is structural or not. The answer determines the product and the price.
Shrinkage crack (vertical, thin)
The most common. Vertical or slightly angled, uniform width, usually appearing in the first year. It lets water through but does not threaten the structure. Treatment: expanding polyurethane injection from the inside, in a single visit.
Structural crack (diagonal or stair-step)
Wider at the top than the bottom, running diagonally, sometimes with an offset between the two faces. A sign the foundation has moved. Treatment: structural epoxy injection, often combined with carbon fibre staples. And above all, the cause has to be addressed — a drainage problem or soil bearing issue.
Horizontal crack
The most serious. It indicates lateral soil pressure against the wall, often tied to a blocked drain or poorly placed backfill. Injection alone fixes nothing. The pressure has to be relieved: rebuild the French drain, and sometimes reinforce the wall.
Stick a piece of masking tape across the crack with today’s date written on it. If it tears or peels within a few months, the crack is still moving. That’s useful information to give us at the inspection.
Our repair methods
- Polyurethane injection. Expanding resin injected at low pressure through ports bonded along the crack from the inside. It fills the full wall thickness and stays flexible — ideal for cracks that move slightly. A few hours, no excavation.
- Epoxy injection. Rigid, high-strength resin that structurally bonds the two concrete faces back together. Reserved for stable cracks where load capacity has to be restored.
- Carbon fibre staples. Strips bonded across the crack to prevent it from reopening. Used together with epoxy on structural cracks.
- Exterior sealing. When the crack is too wide, too deteriorated or located below grade in a high-stress zone, we excavate locally, clean the wall and apply a membrane over its full height before backfilling.
What we won’t do
- Patch a crack with hydraulic cement on the surface and call it a repair. That lasts one winter.
- Inject a horizontal crack without looking at the drainage. The problem comes back bigger.
- Quote over the phone without seeing the crack. Width, length, wall thickness and access change everything.
Warranty
Every injection is covered by a written warranty against infiltration at the repaired location. The term is stated in the quote and it is transferable to the next owner — a useful argument at resale, alongside the job-site photo report.
