What we see in the field
Every area has its own problems
North Shore clay soils
Clay holds water and swells. A poorly filtered drain clogs quickly there, and foundations take significant lateral pressure. We adapt stone size and geotextile accordingly.
Older east-end Montreal neighbourhoods
Stone or block foundations, original clay drains, lots with no clearance. We use compact machinery and sometimes hand excavation on critical sections.
Newer north-crown developments
Backfill poorly compacted at construction, differential settlement, miscalculated lot grading. Often it’s the exterior grading that has to be corrected before anything else.
Laval and high water table zones
When the water table sits near the footing, the drain alone isn’t enough. The sump pit and pump have to be properly sized, with backup power planned.
